Maintain your Air Conditioner

One of the best ways to avoid a home warranty claim is to service your Air Conditioner.  You do not have to spend large amounts of money with service companies to do this.  Here are some common tips that will help you keep the service costs down:

  • Air Conditioners depend on air flow to operate efficiently.  To ensure efficient operation, check filters every month. Clean or replace as needed.
  • Have annual system maintenance service performed one month before the cooling season begins.
  • Keep the condensing unit free of debris.  This is the unit that is typically outside of the residence and can be cleaned with a water hose.
  • Trim shrubs and plants near condensing unit to ensure proper air flow/circulation.  Plants that obstruct the air flow will reduce the efficientcy of the unit and increase costs to run.
  • Bent condensing unit fins can be straightened with a fine comb.  This is one of the most overlooked items.
